Density across Sydney is going up with an eight-storey residential building in a harbourside suburb among the latest to take advantage of planning reforms.
The plans for the site at Wollstonecraft would take advantage of the NSW low and midrise housing policy that is expected to create 112,000 homes across the state within five years.
The 32-apartment project that includes five affordable units would replace two single-storey homes at 7-9 Selwyn Street, 6.6km north of the CBD by road.
Also proposed are two levels of basement parking for 53 cars plus rooftop and groundfloor communal open space under the PBD Architects-designed scheme.
The entity Selwyn Street Development Ltd, led by Yang Liu, Pei Jai Yeo and Zhi Qing Zhu, filed the plans now before the North Sydney Council.
The 1546sq m site backs on to Shirley Lane and is less than 300m from the Wollstonecraft Train Station.
The apartments would comprise a single one-bedroom unit, four of two bedrooms and 27 of three. The five affordable apartments, all of three bedrooms, would be allocated as such for 15 years.
The proposal has a capital investment value of $31 million and seeks to employ the affordable housing height bonus as well as the low and midrise Housing State Environmental Planning Policy changes.
Those changes were made in December of 2023 and February of 2025 as the state pushes to boost housing supply and affordability.
A number of developers are using these bonuses at Wollstonecraft, including Traders in Purple, which is expected to file plans in coming months.
The high-profile developer picked up 8-24 Nicholson Street in the North Shore suburb in April.
