A New Chapter for Spit Road

A new design vision is emerging — one that responds to Mosman’s evolving urban character while creating contemporary homes and retail spaces that feel both timeless and connected to place.

The proposal brings together 30 residential apartments and 512m² of ground floor retail within a carefully considered five-storey mixed-use building. Below, 2.5 levels of basement parking, including a ground floor loading dock, support the building’s functionality, while above, a rooftop communal space provides residents with generous outdoor amenity and city views.
A design that fits the context
Rather than competing with its surrounds, the new built form aligns with the rhythm and proportions of Spit Road’s streetscape. Horizontal elements and carefully modulated facades break down the scale, while recessed balconies and planted indents soften the street edge. The result is a development that respects Mosman’s established character while signalling its future.

The proposal also enhances the public domain, introducing landscaping along Spit Road and setting the building back from Hordern Lane to create a more generous pedestrian experience. With multiple frontages, the building has been designed for ease of access: retail on Spit Road, residential on Ourimbah Road, and basement entry via Hordern Lane.

Light, air and livability

Inside, the focus is on creating homes that support contemporary living patterns. Apartments are oriented to maximise northern and eastern light, with more than 70% achieving two hours of direct sunlight in winter. Cross ventilation is provided in the majority of apartments, supported by sliding doors, awning windows and generous balconies. Each residence enjoys private outdoor space, complemented by shared rooftop gardens and ground-level communal areas designed for both quiet retreat and social interaction.

Sustainable and future-focused

Sustainability is embedded into the design. Rainwater harvesting, on-site detention, and rooftop solar provisions reduce environmental impact, while native planting improves biodiversity and water efficiency. EV charging stations and bicycle facilities support future mobility, while carefully selected materials provide both durability and thermal comfort.

A balanced approach

The architectural language is refined yet understated. Horizontal balcony lines and articulated facades reduce visual bulk, while winter gardens, recessed planters and layered materials bring texture and depth. The balance between commercial frontage and residential character ensures the building feels at home in Spit Junction, contributing positively to both the local economy and community life.
