Set across four connected lots at 2–8 Highgate Road, Lindfield, this residential development responds intimately to its sloping, irregularly shaped site. Nestled within a neighbourhood of low-rise dwellings, the design steps carefully with the topography, balancing a strong architectural presence with the greenery and rhythm of the surrounding streetscape. 

The building is conceived as a composition of carefully articulated forms that engage each street frontage. Generous setbacks along Highgate Road, Reid Street, and Woodside Avenue create space for deep soil planting and large-canopy trees, reinforcing Lindfield’s signature garden character while softening the building’s scale. Where the geometry of the site presents challenges, the design adjusts subtly—recessed volumes and stepping forms ensure a balanced and contextual relationship with the surrounding environment.

Arrival and Ground-level experience

Entry to the building is intentional and welcoming. Residential lobbies are recessed beneath a double-height canopy, establishing a clear and inviting arrival point from Highgate Road. Ground-floor apartments enjoy direct access via shaded, landscaped pathways that integrate lush planting with secure, gated entries. These design gestures create a sense of transition from public to private, enhancing safety and offering a subtle layer of surveillance while celebrating the experience of moving through the site. 

AMENITIES, ARCHITECTURE AND MATERIALITY

Each apartment is designed with an emphasis on comfort, light, and connection to the outdoors. Open-plan layouts flow naturally onto private balconies, capturing sunlight and views, while generous cross-ventilation promotes airy, healthy interiors. Above the main building, Level 8 communal spaces provide residents with elevated retreats, linking landscaped terraces between buildings and offering a variety of spaces for both quiet reflection and social engagement.
